Phil is in the loop on what I'm working on so I'll share with you pcola4. I have been offered 1300 acres in Todd Cty KY. The first thing we have done is write up a criteria list this property and owner must meet because of the cost involved. We are not leasing a crappy property nor will we deal with a bad land owner. The second thing we are doing is gauging interest as the cost is very expensive and out of reach of most folks.
If your budget is just shy of the 4k range I'll PM you some info. If not I fully understand.

If interested in KY myself and another member just leased land in KY.
heres what we have: Casey ( foldemup) and I leasedsome great land Adair county Kentucky, 220 acres, it is 220 acres..around 170-180 woods.
The other part is NOT crop land but grassland. however we ARE hiring a tractor and putting in food plots.
It is bordered in the rear by a highway and we will run at least SIX feed sites.
The cost is $1500 Per person. We pay for the planting, supply all feed in the lease cost. Only three of us on the lease. $4500 total..food plots, lease, feed program.
The other thing ; we also have leased a 180 acre lease in Barren Cty. It is farmland wood lot whitetail.
It is 60 or so (approx) acres of woods and 120 acres of crop land,...corn, beans. It is surrounded for miles by similiar woodlot/ag fields!
It has two waterways meet on the property so has a lot of creek/river bottoms in the wooded areas.
It has a PROVEN History of good bucks taken per the lessor. It just became avail from long term lessors!
we will run 4 to 6 minimum feed sites for deer. The cost of the feeders/feed is included in the lease cost!
On both leases we will feed corn/feed grade soy bean with Buckola added at each site.
It also it $1500.
Each lease is just with Casey and I. 3 people Per lease.
Hopefully the same three on both to reduce pressure, scent, impact.
Each member will also provide at least 2- 3 stands/blinds/shooting houses per lease. We want guys who work as a team, to ALL harvest good bucks and gobblers.
Our rules are simple..this is a TROPHY buck deal.
We are LOOKING LONG TERM AS well!
We only harvest MOUNTABLE trophy bucks. We are thinking 130 inches or better with archery/crossbow...140 inches with rifle/muzzleloader.
No does, no walking around thru bedding ares, low impact/low pressure hunting!
No hunting with the wrong wind...EVER.
Setting up via stands or blinds and killing big big bucks...gobblers as they leave our thickets, creek/river bottoms.
We want one or 2 great guys to hunt with us on either one, or the right guy..on BOTH!
We set up low impact, we work together, we have fun and no drama.
Please let me know if youre interested in either one..OR both.
Both areas are 3-3 1/2 hours from Decatur , Al. We plan on basing out of hotels in Glascow, KY and hunting both lease. One is 15 minutes from Glascow..the other 30 minutes!
400 acres total..or 220 in Adair county..180 approx woods, and 30-40 Grassland, and 180 acres in Barren Cty..60 acres approximately wood..but the whole area farmland with small wood lots.
Turkey ( 2 gobblers) and a Trophy buck..3-3 1/2 hours away!

By the way..Casey agreed to the first 220 acres..still waiting to hear on the other..but I believe he is in.
Dont want to mislead anyone.
I emailed him this PM and Im sure hes in as it is within our budgets..and provides two deer herds and two counties.
Im walking both entirely tomorrow.
Im leasing it for sure as I love wood lot whitetail in the midwest.
Makes it easier to figure where they are..in those woodlots..lol.
PM me if interested. Id like to have 3 - 4 guys on these 400 acres.
