central ala,
What's going on with them? I went to another part of the county this morning and they have recently (within last 2 months) put up a LOT of land for sale. Its not listed on their website. What is listed is outrageously priced with me guessing averaging $3000/acre. Won't sell much at those prices. Just wondering why they are putting so much so fast?

I know a section that has been for sale for over 2 years. I know a guy that made them an offer but they wouldn't come down any on it. I would guess it's all for sale all the time. If they get someone willing to pay their inflated price they sell.

kill em all let God sort em out

I should say they are just putting signs up now. And I don't know if it's sale or sell. grin

They recently hired two new land sale managers within the last 2 months. Probably just turning in new inventory to keep them busy.

They have been selling some to Potlatch recently. RMS wouldn't even tell the leasor who had been leasing from them for 12 years who they sold the land to so they could possibly save their lease. They said it was against their policy. That seems crazy to me but who am I?

Don't know why they wouldnt tell you. The Potlatch deal was public knowledge, in the media, and was discussed on here. Remember they initially hired 2 guys to run it. Wasn't a secret. Think Rebelman knew one or both of them. Think that was about 2 years ago.

I have seen the name on some signs change from a female name to a male name.

No I honestly didn't know that. It doesn't involve me either way but I know some people that it did involve this past season and I can't understand why RMS would not tell their current leassor who bought the land so they could try and keep their lease.

Land sales are recorded in the probate office. You can go look up the new owner.

I saw that Domain Timber has bought out Timbervest. That is the story of a REIT tho, they change hands like the seasons.

Yes, but finding who the new owner can be a problem. For instance, IP was SUSTAINABLE FOREST. RMS has several names at the tax office: Resource Management, Red Mountain, Cheha Timber, etc. You can get the name from the deed but you still may not know it is. I know one guy who has about 10 different names on his properties.

If you run into this, try searching the mailing address. Doesnt always work but a lot of time you can trace it back to a corporate office or single person

REITs are the biggest Ponzi scheme out there. I imagine in 10 years they will be no more, except maybe one like Potlatch or Weyerhaeuser that has locked in mill support.

Dealing with it enough most know what name goes with who. But the small ones using a post office box are a little tougher but asking around usually solves that.

In 10 years, there will be more REITs and TIMO's will be the ones absent.

Supply agreements are a detriment to most landowners. I'd bet you a nickel that the referenced company would chose to end their supply agreement today if it were an option.

You are the Lessee. It is not commonplace to tell the lessee who the buyer is unless the buyer specifically request otherwise. More times than not, the owner doesn't which is why they likely told you it was policy.
