I don;t think you see any price increase passed through to the stump. Also there has been some increases on the lumber supply side through sawmill expansion and startup this year

My boss told me today that lumber was up 40 percent. We dont use lumber nor are we in the market. Thats just what he and another was saying.

Lumber prices are up, stumpage paid to the landowner is not.

We just bid out 600 acres of pulpwood and prices aren't up. We got $6.75/ton. Seems to be about as low as it's been in 5-6 years

Any increases won't be due to tree destruction, but the rebuilding consuming of lumber.

A lot of Mills around here are basically out of hardwood logs. Pine isn't a problem.Theres plenty of it.

I wish. Guy today at work was saying how much lumber cost at lowes. Lumber company's are sticking together and keeping prices low. It's terrible. Chip n saw was 40.00 a ton in the 90's and the companies made money. Fast forward 20 years and chip n saw is 15-20 dollars a ton. They're making a killing.

Safety Standards at Sawmills has increased greatly over the last 20 years. Safety costs money. That is why they have drove down the costs for wood supply.

One piece of the equation is certainly in your favor as most sawmills are running strong with many talking about adding shifts or increasing capacity. There has generally been a healthy supply of CNS and larger material available over the past couple of years (at least in south AL). Projections are this abundance of supply will begin to drop over the next year or two with a higher percentage of timber coming into the pulpwood age classes.

Mix in mill expansions with a slight reduction in resource availability and I would expect to see some stumpage creep. Not all tied to hurricane rebuilding but that should help keep lumber demand strong even if other housing starts fall off some.
