What should “normal” water pressure be?
Mine is sitting on 110 psi. I can turn on a faucet for a couple of seconds, it will drop down to about 50psi, then it builds right back to 110 in just a bit.

50-60 is what a plumber told me.
I had a pipe burst in my house several years ago and when we checked the water pressure coming in the house it was 175 PSI !!
his eyes got really big and he said "we found your problem". The pressure valve in the house had corroded on the inside and wasn't working at all.
I check mine every 3 or 4 months now and adjust my pressure valves when it gets to high,
FYI, pressure valves will become less effective over time so you have to watch that.

Guess I’m about to have to find the regulator. I saw a spot wet under the water heater in garage. No joints are leaking so I’m assuming a seam on the tank. Good times.

50 to 60 and i would take care of that quick, mine got up to 120 and only way i realized it was hot water heater kept filling up and the pressure made it keep dumping out becuase the pressure was to much glad i had it piped outside so it didnt ruin my floor, sounds like your regulator is bad

your regulator can go bad if you happen to live at the end of the main, our stupid water department everytime they had a problem instead of coming to the end of the line and opening the flush out and turning main water back on and closing flush out slowly and letting everything build up like they should have they would just turn it back full throttle amd i have replaced 6 regulators in 16 years, finally got a hold of the right water department head and talked a little ruff to him and they did it right with the flush out at the end of the main and dang i didnt have any problems that time

I didn't put a regulator on our house when I built. Got about 100 psi. I've had to replace a few washers over the years but the showers a few are worth it.

Possibly your relief line?? When u open a valve and the water surges and then backs off to normal is classic symptoms of a bad regulator.

I had to install a regulator on my house. The city that my town buys its water from increased its pressure to meet the demands of new commercial business needs and caused my hot water tank relief valve to pop off periodically during the day getting my laundry room all wet. Regulator fixed that.

Found the pressure reducing valve, buried beside the meter, tried adjusting it and the top broke off. So I’m plumbing tomorrow 😡
