Multiple signals a recession is eminent. Home sales figures are on the decline, and prices are flat or falling in virtually every market. No more bidding wars on homes. I know some builders in Huntsvegas, which has been an ultra hot market, have put the brakes on spec homes and are only doing pre sales.
An old adage is that the construction market is the first to fall and last to come back in a recession.

Rates aren't 2% anymore, more like 8%, adds $100-$200 a month the note. I have a few vehicle notes at 2%, and I'll keep them until it's paid off.

Y’all just hang tight. You’ll be able to get a good deal on them before too long. I don’t see people being able to pay the ridiculous sized payments on these vehicles until they’re paid off. It’ll catch up to them before they can get it paid off and they’ll be wanting to get out from under it. Might explain the snatch and grab business uptick

Sis is in real estate and her son in law is a builder. Material cost got stupid and people kept paying right up in til interest rates jumped. Then it got a little silent. Friends that have multiplex’s were building left and right because they felt home ownership was gonna be in trouble sooner than later. They slow down building when interest rates drop because home ownership is easier to achieve. A few years back base model 3/4 tons were 45ish and now 75-80ish. Fully loaded models back then were mid 90s and now a little over 100
That’s what is crazy that the lower end models shot it as much as they did in just 5-7 years

I have been waiting on this economy to crash for 3 years... and I am still waiting. 401ks are up this year, home prices still sky hight, trucks 100k, groceries out the roof, McDonalds paying $20hr. I would actually welcome a crash about now.
But not if I was still self employed, I have the safety of an employer now. Reminds me of 06-07 They’ve held it off but some of the bigger banks balance sheets don’t look good. Just read commercial properties are making another downturn. I know many of the small businesses are closing up around here and some of the ones that haven’t are crying about lack of sales and or customers. Literally came in from walking the dog and commercial about a car lot sale with $4000 off so I’m guessing some things are changing. I know one of the local used lots said prices at wholesale are falling and expects it to continue. He’s been in the business all of his life. Literally It usually takes something to blow up and I am guessing its commercial real estate. I don't think Alabama will be hit hard but I am hearing defaults are coming for all that commerical property in big cites like New York and San Fran. Maybe that's what we need. Plus more people are working from home than anytime in the modern age, decreasing the need for commercial real-estate.

Yep, but you can't buy a 20yr old beater for $15k and spend another $10-15k to "fix it up" and finance the cost over 6-8yrs like you can a payment on a new one. And that's all the general public looks at anymore....."Can we make the monthly payment?"
Yep. Got my '86 Suburban for $4K. I've got less than $20K in it now and it's basically a brand new vehicle.

I am glad I paid off my 2018 z71 when I did. She has 80k on it and I plan on driving the wheels off it.

I stopped by a local boat place and they had new Yamaha 250s stacked, I bet they had 15 in boxes. I asked why they have some many new motors, he said they have seen a huge increase in folks just keeping their old boat and buying a brand new motor. I am thinking this trend may move to the truck market... just repower it instead of buying 90k new truck. Yep....a brand new 4stroke outboard is, what, $25k(ish)? Even if you have to take your old hull and put $10-20k into it to make it like-new, you're still WAYYY ahead. My guess is the hardest part is simply finding someone to do the work....and that's assuming it needs serious work like structural stuff.
