I would imagine accidental firearm/primitive weapon injury/death ..... make whoever leases carry the liability insurance coverage....

Trash, mistreatment, and bringin folks they aint supposed to…and the underhanded sublease to make extra money..those are some negatives…stuff so high now tho..you either gonna get a fairly well off dude who will treat your property well…or a rich spoiled turd spendin daddys money…i really dont know how theyd treat you..probly fine..but id take a rich adult over a spoiled kid..but that be a personal choice. I cant afford to lease nothin..an i also own nothing..soo im just a dumb peasant whose oppinions dont matter rofl

As a person who rented property out, I think its the person you lease/rent to not taking care of things they way you would or would like.

Does this insurance your selling release me from all liability, so I (we) can’t be sued? Is the main issue

I leased a hog hunting property from a private landowner one time and he was worried about liability of being sued. After discussing it with him we decided any of my guests and my self would sign a waiver stating that the landowner wouldn’t be liable for any injury or damages to us, dogs, or equipment. I may still have a copy laying around if you are interested in looking at it.

We have insurance and have any and every guest sign an indemnity release form. Also we do all the maintenance on all the roads on the property we lease. We keep everything mowed and trimmed back way off the roadways. We try to keep our roads in shape so you could take your family vehicle down any of them. We keep all turn outs and drains maintained so the roads drain off good and dry quickly. We maintain all the gates on all entrances to the property. We also keep all the powelines mowed and trimmed back to original right of ways. We are not required to do any of this but the landowner really likes to see it when he happens to come visit his “farm”. We just treat it like we would and do treat our own property. It just benefits us to keep the place up and clean.

Exactly and make sure all garbage is disposed of properly. Any remains of animals should always be out of sight as well.

We lease properties and this is the type we like to have. We have some good ones and have had some not so good in the past. The not so good don't last long. Another issue is being a good neighbor, we don't want to get calls from adjoining property owners with complaints about our hunters.

As you can imagine, we have excellent relationships with our neighbors. Especially when we drop off a ton of leftovers or constantly inviting them to eat with us. We watch out for them and they watch out for us. Just the way neighbors are supposed to be.

Be glad you are leasing from a private land owner. We have done this very thing for years in a club I am in. Club is roughly 40 years old. When the new leasing agency took over our property lease doubled and has went up every year. Care to take a guess why the price has went up so much, besides the demand? Yup. The more green fields we have, the better shape we keep the roads, all the extra work we do to keep the property on top shape cost us in the end. Came right out of their mouth when we talked to them..

It’s not for you but for the folks you lease to. As already said have all who hunt sign liability release.

Lease to bob then he invites Larry and Jeff. They bring their kids and wives and act like it’s theirs. Trash, messed up roads and they may be there when you want to relax. Definitely exceptions to this and could be vetted and made clear when your was taken place
