Nothing I can do bout markets tomorrow but I can wake up with smile on my face an have a really good day regardless. Have home , plenty toys, hunting land , huge garden , good wife and couple good dogs . And been debt free for yrs . I’m really starting invest in trying live off grid best I can . Any thing I can grow, kill an preserve I’m doing it . Whatever I invest in 401k or personal rothIRA I try put same amount in savings or cd . But mostly I’m investing in knowledge to make it if thing s get really bad .

I agree with Goatkiller and Loco.
I have have recreational land ( hunting land, lake property, etc.) And I have investment real estate (Commercial real estate). They are not the same. I only buy most land based on life sustaining elements, I do recreate on it though. A few were based on nice summertime temperatures and the lack of horse flies, deer flies, and yellow flies, winter temps are never a factor for me. Being next to large tracts of uninhabited land public or private is a great attraction for me. One of my best finds was 40 acres inside Buffalo River NP in Arkansas. Since I grew up a barefoot poacher in Alabama, I call this technique “force multiplication” 🤣😂🤣😂 yo land is my land ! Have two places like that here in Texas that butt up to a State Park and when I want to go on that property I go online and get a day pass but I never enter through the front gate. 😂🤣😂🤣😂

I bought land in 09, paid for it last year when I cut timber. Wish I could do it 4-5 more times. And you could probably sell the land after the cut for way more than you paid . Scratch that , Goatkiller says you can't make $ on land. Mine has almost doubled in value for just the dirt since they parcels were bought in 2015, 2019, and 2021. Local and regional comps have confirmed this for me. Most of it is excellent wet weather logging, but I'd likely do better keeping a sawhead out of it to retain the aesthetics and the current recreational aspects. As eclipse mentioned, ive been able to combine the two categories. This is recreational land until it needs to become investment real estate. Value and/or situational needs triggers which category it falls under at any given moment.

That means an Emergency cut is coming along shortly. Cant have a full blown stock market crash under a democrat president 3 month before the election. CB and Fed are both in the tank for the dems. They'll prop it up, inflation will take off again, if Trump wins, immediately upon him being sworn in, they will say that inflation is getting out of control and they will raise rates and kill the market at that time and blame it all on Trump. On another site we discussed they were gonna bring it down on Trump back then. Obama had run rampant pumping the banks and so did trump. Trump just has so much momentum it wouldn’t crash we guessed. The bubble is pretty big. Lots of franchises going belly up while heavy in debt from what I’m reading. I’m seeing business that sell toys pushing hard sales right now. Brings back memories of 07-08. Of fuel prices pike it’s on I bet. Wife checked on ours today. I’m sick again. Starting to wonder why we pay a financial advisor

Never underestimate those who have made a living out of lying cheating and stealing. It can fall about 25% and I'm still even for once in my life I got out and back in at the right times. I took what little I had put back in out last week after it appeared we were escalating things with both Iran and Russia. We are giving Ukraine fighters now and they'll do something stupid here soon enough like attack some infrastructure deep in Russia. Israel is about to get it on with Iran.
Here we go. In 08 I lost some sorta hybrid annuity worth guaranteed $250k but should’ve been worth more I was told. For a myriad of reasons that’s all gone. So is the guy managing those accounts, he’s in the fed poky. My wife’s, now ours, lost 60-70% in 08 and we didn’t get it back to where it was for about 6 years. Did great until the last few days. Were. Down again and about to retire in the next few years.

People invested in "land" can't seem to get their heads around the concept of a "return on investment"
$1, $10 or $10 million dollars invested at a less than 5% per annual return is also known as losing your ass. You'll be lucky to ever see 7% on average on land/timber if you are holding it. Around 7% for the average landowner is as good as it gets.
Anyone telling you it returns more than that is lying to you. I have thousands of acres and 50 years of internal data in Alabama to pull from. It's right here on my computer screen.
Timber has been a terrible investment over the last 20 years. Like many other industries that ship has sailed fellas.
You’re painting with a mighty broad brush. The information you posted above is about like comparing pine pulpwood prices statewide. I can assure you that “the numbers on my computer screen” prove your statement to be false. It’s no different than any other investment, you have to know how and when to buy and sell. Just like some folks have other investments figured out, other folks have land/timber figured out. We just know what works for us. 😉
