My son had one, totally worthless. The warranty company has their own jackleg contractors who peddle cheap equipment. My son had a heat pump go out. Called the warranty company who sent out some never heard of contractor who installed a no name unit had never heard of. If I remember, there was a $2,000 deductible which is probably all the warranty company had in the whole claim. Unit lasted less than a year with multiple attempts to call back the jackleg contractor. Son had to start from scratch and go with a reputable local company.

I’ve had that one before, it’s junk. I think most of the home warranty are just a waste.

We’ve had American Home Shield and either first American or choice (wife handled that one) for some of our rentals, they everyone more than paid for themselves. These were all part of buying condos and rental houses. The last two times we used a company, they were difficult. They sent out awful techs, had to make multiple calls, eventually was given money to buy a product, this was better for us anyway. I can buy a great dishwasher given 800, install it myself, I’d go for that over fixing something that has been near salt air for 15 years or so. Give me 850 for a dishwasher, a buddy and I will get that going anyday. They even paid for a new Goodman a/c to shut us up. We don’t take no, we don’t take “I’m a supervisor,” we keep calling, we paid you good money we expect good service.

I had American Home Shield when I was in louisiana, had a central ac unit go out in the middle of summer, they sent out a contractor that was useless, to the point he had to borrow some of my tools.....never could figure out what was wrong with the unit, after a lot of calls and moving up the ladder to supervisors and not the regular telephone customer service, they paid for a brand new unit.....we have Americas Preferred Home Warranty now and so far so good...they have paid for repairs on an electric range and a washer.....nothing major yet......

2-10 is an extended builders warranty for new construction covering structural items and latent defects. Sometimes there can be an additional "systems and appliances " coverage on new construction as well.
2-10, the company, I think offers a plan for sellers to purchase for a second owner or within the original warranty period.
When the standard builder warranty expires and there is a structural issue later, it's an insurance claim type situation where a causation investigation will be performed normally by a structural engineer or defect consultant. From my knowledge it's a process and can drag out.
