A little shy of 2000 acres just got leased for $30 an acre between petrey and lapine. Northern Missouri land is much cheaper than that. We got some idiots here. Probably out of state folks from Florida with deep pockets Nope, outfitter already in this area.

I guess the market is the market. I definitely don’t want state government sticking their hands in a free market. That’s a slippery slope slope So are states like Iowa sticking their hands in the free market by limiting out of state hunters?? Hmmm somewhat yes. Here’s my issue. I don’t want the state of Alabama telling any land owner or home owner who they can lease their private property to. If I own 1000 acres and someone from FL is willing to pay more than someone from Bama, then I should be able to make that money. My point with the $14 an acre for the APC land was that it’s not good land. Compared to the market you can get much better land for that price. The $30 an acre deal is an anomaly. Thats not the market price for good ground in Alabama. Plenty of land going for $25 plus In south montgomery and bullock county.

Yep I wouldn’t call $30 an anomaly…….Its more like the new top end price……There’s been land leasing for $25 in Montgomery for several years now and a guy told me year before last about having his 400 acre Bullock tract leased out from under him for $28…….The folks paying those high prices is whats causing the low end stuff to be $14……..but…..free market and all…….

I think a lot of it has to do with the fact that a lot of these Florida guys are already traveling anywhere from 4-8 hrs just to get to south Alabama…….They don’t have enough hunting available in Florida for the number of residents they have and south Alabama is the most logistically feasible location to go to with the most lenient rules……Most of these folks don’t seem to be very choosy about what they shoot either so I guess to them its worth it....I dont know

These individual tracts may not be out of state residents but its still their “demand” that’s pushing it to those levels……There’s not enough supply to meet the demand……I’ve tracked deer for folks that drive up all the way from the Miami area. That’s a lot of folks to supply deer hunting to……

I went on a hunt at Great Southern Outdoors a few years ago. I wasn't paying so no pain to me for that fiasco. 20+ hunters in camp for a three day hunt. Two does shot between all of us, most people lucky to see a deer. Two bobcats shot by me. 20 hunters for $1500 ea is $30K. Not bad for one weekend of hunting and only have to gut 2 deer. The long hunting season is one reason lease prices are so high compared to Midwestern states with maybe a month long season for all weapons. Alabama outfits run as many hunters as possible to make the math work, deer herd be damned. Midwestern outfits may have a Two week season and run 6-8 hunters a week on 5000 acres. Alabama outfits charge $1500-2000 for a three day hunt with generally chitty hunting. Midwestern outfits charge $4000-6000 for a five day hunt with a good opportunity to kill something you want to put on your wall.

Duck hunting and now turkey hunting is upper echelon and getting more expensive yearly.
