$400 is almost $7 an acre, turkey leases should only be around $1-$2 per acre.
Could you articulate for us?

Who leases land and doesn't hunt it? somebody who probably has multiple out of state trips planned and more land leased than he can get to. Just a guess

Who leases land and doesn't hunt it? A fella that was in limbo on where I would be living at the time that the lease was offered to me. A fella that follows through with a commitment I made to the deer hunters. Also a fella that can never have enough places to turkey hunt. You never know when you might need a particular property to turn what would be a bad season into a good season. I like options and the more the better in my opinion. In closing, if you haven't followed along with the turkey lease offerings on this site, they are as rare as hen teeth. If you found one listed for under a $1 per acre you better snatch it up regardless if you actually need it or not. That can be determined at a later date. I can assure you I will not have a minutes trouble getting my money back if I decide not to hunt it. I could probably make a little money off the rights since there is a high demand for such a place. I would not do that though because I'm not the type of person to price gouge.
