Every single customer that I have that has had a Home Warranty feels like it's a waste.

The home warranty company is so hard to deal with that there was(and probably still is) zero HVAC companies in Madison County/NE Alabama that will work with them.

Last summer Most Home warranty companies that I knew of only gave their customer around 15 dollars towards each pound of R22. That left their customer paying a Service call charge and still having to foot probably 90 percent of the bill- on top of what ever dues they pay monthly/yearly for the "warranty". Most home warranty companies I've dealt with usually want to limp old junky HVAC systems along verses actually replacing them when a reputable HVAC company recommends it.

They may be better when it comes to other appliances, I would definitely research as much as possible.

I just about froze to death waiting for AHS to replace my HVAC unit on a house we'd bought. Came with a 1 year warranty. They dragged their feet on the repair about 1.5 months. Had to make a lot of calls to get the work taken care of, including getting the Realtor's company involved.

Saw where the warranty company got sued for that kind of thing later in a class action suit.

I'm more interested in the hvac replacement. Mine works fine but is getting up in age and when it craps I really don't want to fork over $14k for a new unit.

I've had good luck with mine, so far. I had to have my air handler replaced last year and it only cost me the $150 service call fee and $60 for materials to bring everything up to current code, and that includes them completely filling it with R22. I use American Home Shield.

In my experience absolutely a waste of money especially American home shield. My wife was an office manager at a real estate company and dealt with them it was ridiculous. A close friend bought an older home and bought a warranty through them. Three months later the washing machine stopped draining and flooded the kitchen. They sent their select plumber out whos job it was to figure out a way to ensure the claim wasn't covered. He ran a camera down the clean out in the front yard and concluded the line was collapsed going to the street which I knew was crap. Well that wasn't covered because it was "collapsed" outside the house. So buddy gets an excavator out there and digs it up line looks brand new no roots nada. So plumber comes back and then runs the camera the other way and its collapsed under the side walk. So while he is standing there I dig the line up on the opposite side of the sidewalk at the house and cut it with a sawsall and nothing, flush the toilets none of them drain. He scratches his head and says well since yall dug this up and the line wasn't collapsed and its under the slab no way we can cover it now. So I went and got a 75 power snake like should have again and snaked from the master toilet to the front sidewalk. Right at the end of the line where it was cut was a bur that had clogged up with lint. punched it out and all was good it was likely and older child's sock.

I say all this to say their main goal is to stall, figure out a way not to cover what ever the claim is. Biggest rip off in the home buying business in my opinion.

When buying a house I would definitely make the seller pay for a one year warranty (pretty standard around here). After that if you save that $5-600 per year plus the service call fee plus the overage they dont cover plus the fact you get to choose who you want then you probably come out ahead. I've learned to fix enough stuff on my own that when I have to pay for hvac or other repairs I cant do then I'm usually way ahead. I have known a couple of people that have gotten a new compressor or other large expense covered during their first year of warranty but not many.

I've had customers in Huntsville call our company after they waited for weeks/months during the 90+ degree summer days. It seems to be a very re-occuring trend.

One customer, that eventually called us, had been waiting 2 weeks for the warranty company to approve the replacement of a capacitor. That's ridiculous. Our trucks are stocked with every capacitor known to the HVAC industry. No reason anyone should be put off for weeks due to that.

I got one with our last home purchase. After dealing with them on an A/C issue, I will never spend a dime of my own money on them. They didn't fix my issue. They sent an A/C guy who said he couldn't find anything wrong. I was trying to go to sleep one night when the A/C unit was running and I heard a sound that sounded like hardware falling down in the air handler. After that, my unit had a fairly pronounced rattling sound every time it was running. It was annoying and I wanted it fixed. The home warranty company was zero help.

It's my opinion that their entire business model is collecting money and figuring out how not to pay claims. If they were known for paying claims really well, everyone would buy a warranty when their units got old and then cancel the policy when the unit got replaced. IMO, it's not going to work.

I had an Old Republic home warranty with the house I bought in July. So far they have paid 1500.00 in repairs when my septic line broke and pump went out along with 2 ac problems.

Pain to deal with, but worth it in this case

I've had one on every house I've bought over the years. That total would be 5. I've had to file a claim on 2 of the houses within the first year. I didn't have a bit of trouble with either one but that was many years ago.

Most extended warranties are a waste of money! Home warranties included. Just put money in your own account labeled warranties. That way it covers anything you need.

There's only one Hvac company in Montgomery that wiil do work for AHS. AHS only pays $10 a lb. for R22 and they charge $90 a lb, so you have to pay the difference.

had American home shield warranty with my first house out of college, 2005.

hot water heater went out, so i called them.

they came and looked, figured out what they needed and ordered parts.

they came a week later with the new hot water heater.

they took the old one out and put the new one in.

i went to shower the next day, still cold.

i went in attic to make sure they lit pilot, or turned gas on, or whatever.

the dumbasses replaced the wrong one.

i called them. they wanted to go and get old one out of dumpster and hook back up for my kitchen and laundry, and bring a new one for bathrooms.
