How's the access ? Highway frontage or deeded easement ? Can it be logged in wet weather? Does it have a good site index for the timber you want to grow ?
Is there water on the property, either pond site or running stream? Utilities available for building development ?
All of these questions are something to consider.
"Cull" is just another four letter word...
