So I bought a piece of commercial property and I have three shops on this just barely short of a $1m investment. There are 4 buildings on the property and the 4th was leased before I bought it. Real deal pieces of shucks lease the place, drama queen trash by definition. Can’t keep rent paid, can’t pay their bills can’t shut their mouths and won’t just die and get outta my life. The building they lease and one of my other buildings, my body shop, kinda share a water tap one tap two meter his then mine, he can’t pay his bill, water turned off three weeks ago. I have no water because BWWB turned his off. So instead of screwing with him I ask them to set me a new meter, can’t do that because I already have one. Can’t kick his sorry ass out because even though I have a business to run and over $1m total invested, he pays rent occasionally and has way the fuk more rights than I do. Can’t just fuking kill him because I’m way to damn busy to go to prison and the bank would get pissed because then they would have to deal with him. Hire a lawyer to handle it and pay him to get around to doing something eventually that may or may not work. Meanwhile I’m 3 weeks without water and no option of doing one damn thing about it.

I offered the piece of shucks $20k just to leave and go the hell away and $50k if I could watch him commit suicide by reasonable method of my choice with either cashiers check made out to whom ever he chooses. He declined both because it’s more fun to frak with me I guess.

People are crazy and sorry as heck. That's sad to say but dealing with customer service stuff daily for 10 years it is absolutely stunning what some people are capable of. Really sad where society has gone.

Wow! I thought I had read that being a commercial landlord had lots less headaches. In fact, I think it was on here that I read that, but your situation sure seems to be contrary to that.

Dig up their service line, install cutoff, lock said cutoff, pay exorbitant water bill, they will leave.

I’m not sure how your leases are written but there should be a line item addressing utilities and what happens if they get shut off. In my leases that’s a breach of contract and formal eviction is then filed with the local sheriff’s Dept.

Rekin they'd move the meter if you ran a new line...I can't understand their reasoning...if you pay the fee..usually they will accommodate. That's curious to me...it ain't that much work...just puzzled by this.

You need a better lease agreement. Do you have the right to inspect the property, if not you should. Start there. You can find something to evict them for.
