Wouldn't it be terrible if he had a fire, since he has no water? Sorry, you are going thru this. since it's your property couldn;t yoiu renovate and paint his building orange or pink and tear up his driveway to add power or something else. Call ADEM anonymously and express concern about “chemicals” being released into the sewer system. If they are not paying rent or utilities my guess is they are not following a water permit either. They will take care if the rest. Sounds like a terrible idea to me. I could see this backfiring and once ADEM finds those chemicals they will become Hoggin's problem which costs him even more.

You can get the water separately metered we do it all the time.
And you can get rid of them. Read the lease. If they are behind on rent you can probably start the eviction process and at a minimum force them to get caught up.
No government employees were harmed in the making of this mess.

How is he is operating a truck wash with no water? Start the eviction process now. Pay to have the water turned back on and keep all the records. He'll either pay you back or not have a leg to stand on in regards to an eviction hearing. IMO
Lord, please help us get our nation straightened out.

Rekin how much is the water bill? I know it ain't your place to have to do it...but if you paid it..you'd have water...hate he dun you like he did tho...can't have nothin on account of sorry folks All they will tell me is that it’s over $8k. How the hell do you $8k behind on your water bill How does a municipality allow someone to be $8,000 behind on a bill? You can't run up that much by turning on all the faucets and letting them run 24/7 for a month, much less two or three. We had a water sprinkler leak and I know our backyard zone ran full blast for at least three hours before I got it turned off. The bill was $60 for roughly 10 days of usage that month. So to amass $8,000 in a water bill means the city or county had to just let them go on and on and on for months. That's insane. It probably would eat into your time to find out legal actions from an attorney, but that's what I'd do. Surely there's something that can be done, legally, when someone's persistent actions interfere with your business like that.

I would think that if you own the property and the water tap is in your name, you won't have water till someone pays the bill. This has been my experience. Have the water turned on, disconnect him and put a lien on his equipment for non payment. He is not in business anyway without water. Just another thing to think about. Good Luck.

I firmly believe that a double gallows should be constructed on the East Lawn of The White House. Politicians who willfully and shamelessly violate their oath to uphold and defend the Constitution of the United States of America should be swiftly tried and, upon conviction, publicly hanged at sunup the day after conviction. If multiple convicts are to be hanged they can choose with whom to share the gallows or names shall be drawn from the hangman's hat to be hanged 2 at a time.

So, I finally got in touch with another attorney that came as a recommendation from one of the members here (should have called him first just tried not to bother him with it) and problem solved. Deadbeats are gone like magic, water will be on today with the lease terminated.

Are you able to give us any insight as to how doekiller got them to suddenly decide in such a short time to move, whereas earlier they were being so complicated and wouldn't leave? Doekiller recommended a real estate attorney who spent about half hour reading through the lease and came up with a few reasons to terminate the lease, I’m not exactly sure how it played out but they moved out during the night last night. I haven’t had a chance to talk to my lawyer yet to see why they caved and left so quickly
I was told that it was simply who my new lawyer is and his reputation but that’s just hear say at this point I don’t have any idea how true it is.
