I didn't put a regulator on our house when I built. Got about 100 psi. I've had to replace a few washers over the years but the showers a few are worth it.

Guess I’m about to have to find the regulator. I saw a spot wet under the water heater in garage. No joints are leaking so I’m assuming a seam on the tank. Good times. Possibly your relief line?? When u open a valve and the water surges and then backs off to normal is classic symptoms of a bad regulator.
