We are having our place logged right now near Troy. These prices were agreed upon a number of months back.

Pine Saw - $23.50
Pine CNS - $17.25
Pine Canter Wood - $13
Pine Pulpwood - $8
Hardwood Pulpwood - $12

I'm sure what the mill is paying the timber companies for everything is twice or more what we're getting!! The prices all seem in line with the site that CNC linked to. We don't really have much hardwood being harvested, just little water oaks and stuff here and there that are in the pines.

That site shows hardwood saw logs sold by the ton. That's not the way it's sold in NA, sold by scale and grade. BrentM told me a few days ago most species they buy are at all time highs. My property is in the Treasure Forest Program, which means I get the Alabama Forestry Commission magazine , they are all about pine. I don't ever recall an article about selling/buying hardwood grade logs. It's like it doesn't even exist in Alabama. Farther north you go better the quality I would assume has a lot to do with it.

Yeah we’re in a micro market now because of the wet weather we’ve had.
I appreciate it cnc but that’s the prices they want us to know.
Was looking for some recent (like last two weeks) prices.
Keep this going. Maybe a landowner will prosper from it.

I would get 30s so I don’t know if that’s stumpage or delivered. I’m new to the timber stuff. Last time I sold for $12 a ton for pulp and now it’s time to clear again and he told me this is the highest he has seen in ten years and now is the time to cut. Told me cut and saw would be what my trees produce this time around.

That’s all I know. Lol.

I’m waiting on a contract tho.

When we got quoted our prices - the stumpage rate - we asked around with quite a few folks in the know including some on here and some not on here and were told that our prices were in-line or in some cases higher than the current market and were as good as you could get in the last year. Now again, this was I think September 2020. I find it hard to believe that chip and saw went from $17 to $30+ in that time frame. That would make saw timber even higher than that, I just don't see it...but if that's what you are going to get then good for you and very bad timing for us I guess. I'm no expert at this stuff either, but I'm pretty sure that when the logging company gives us our numbers, he has also agreed to accept a certain price from the mill as well - the delivered rate. I get it, it's how the mill and the logging company are able to schedule out and have predictable costs/expenses/timber, etc out to a future date.

Are you dealing with a timber buyer or a consultant? If you’re around Dothan, I know Rex has been needing wood but not sure if they need it that bad.

I've gotten more than 8 on pulp.

I deal directly with the mill so I am not commenting on prices but I can comment on Hardwood. It's high for a reason. It takes a lifetime to grow it.

More to pricing than length it takes to grow. It doesn't all take a lifetime to grow. It depends on how it's cut and where it's growing. Some sites can be cut every 20 years , others sites won't grow good hardwood in several lifetimes.

I would figure at times folks have gotten more than I am for all the types so if you only mention that about pulp then I guess that’s a good thing. Luckily I think the amount of canter will offset that pulp price for us at least. I don’t think a lot of loggers do canter.
