I’m putting my house on the market and I’m trying to figure out how many bedrooms to call it. When we built the house 19 years ago, it was called a 3br/ 21/2 bath with a large bonus room and an office. A 1000 gallon septic tank and 110 linear feet of field lines were installed . My wife and I have four kids. One year about ten years ago during a really rainy summer and when the three boys had become teenagers and taking hour long showers and washing many loads of clothes , we had some septic problems and had 80 linear feet added. We have had no problems since. The big bonus room and office also fit the legal description as a bedroom since they both have windows and closets. With the size tank and linear feet of field lines I have , can I legally call this a four bedroom house? That would would get more potential buyers for me if I could , but don’t know if if the 1000 gallon tank restricts me to calling it three bedroom. My house is in Barbour county /eufaula if that matters.

Call it whatever you like , it's yours. The tank and field lines are already permitted and have been in the ground for years. Bonus/4th bedroom sound good.

Yep. Mine is 4 br and has 1,000 gal tank and 10 ft over minimum field lines. It is 30 yo.

When I built my house they simply asked what size tank I was using and gave a recommendation on number of feet if field line based off the perk test. But that was 20 plus years ago

Just had a permit and install done in Conecuh county. It is based on # of bedrooms and perc test. Mine is going to be a 3 bedroom. They told me a 1000 gallon tank and 180 linear feet of field lines. In the chart in my application, it shows 4 or less beds 1000, 5 - 1500, each addl - 250.

I believe you'd be better served increasing field lines over what the ADPH calls for. Add say 25% and put them on a loop.
