Y’all ever had any dealings with them. Out of Memphis. They wanting to buy 40 acres I own and offering more than it’s worth. Says they pay all closing costs and attorney fees and they will pay with certified cashiers check or wire transfer. I mean I’m not giving em a penny and nothing going thru till cash is in my hand. Meaning it’s in my account and I’ve withdrawn it. Just wondering if y’all have had any dealings with them. They called wanting to buy my land and house. I’m like nope. Then asked if I knew anyone wanting to sell. Then they sent me a letter with an offer on the 40.

Does it have a closing date on there? I’ve seen similar letters before but it normally says they have like 6 months to close on the deal, which means they’re really getting it under contract and then trying to flip it to a different buyer for a higher dollar amount than they agreed to with you…So basically they’re just flipping it for a profit.

Edit to add: You can have a lawyer review their contract or hire a realtor to represent you in the deal if you’re concerned about getting screwed over. I don’t know anything about the company you mentioned.

I wouldnt sign anything if I was you...I've got several letters on mine the last few yrs. and most of them have been lowball offers, except for the last 2 letters have been like what your talking about.... crazy They offered to buy a part of my wifes uncle's other day and its landlocked by him... I told him he ought to sell it to them and then deny access...it be like he never sold it....

Tell them to give you 10% NON-REFUNDABLE Earnest money up front. YOU or your Closing Attorney need to draw up the Contract to suite YOUR needs!! Word the Contract stating a Closing of 2 weeks after receipt of the earnest money with full payment due upon closing. Require both earnest and final $$ be in the form of a Cashiers Check. They need YOU more than you need them. I've bought and sold several tracts in the past 10 years.....

Sounds like a scam like Buckwheat said above ask for some non-refundable earnest money and a set closing date.... and see what they say. You'll figure out real quick if they actually want to purchase.

I received an offer in the mail from them yesterday as well. Their offer was $35K less than I paid and $50 less than it appraised for. Ironically, yesterday I also received an off in the mail from LandPreneur.com for a different parcel. Their off was $135K less than I paid for it and for what it appraised for.
Guess I overpaid. LOL

Me too. Wanting to buy my "vacant land". My land isnt vacant, were farming it. They never offer near what its worth. I wouldnt sell them any land if it was for sale. Im sure somebody around here would want it

I have a wooded tract just outside of Lawrenceburg TN and every week I get at least one offer. Usually the offers come from out of state, but recently the offers are popping up from local realtors in TN and Bama. Seems most of the city folks in Nashville, etc are now looking for rural areas to move to and enjoy a peaceful life.

The funny thing about this tract is-I priced it a few years ago for a thousand an acre and now the offers begin at three thousand an acre. I turned down 35 and acre and plan on holding out for four. The offers from the Amish neighbors keep going up
