You should try to evict someone now. You have to go out to the property and post a 7 day notice to pay or quit. Better take a picture or video. IF they don't pay you after 7 days, you have to go to court and file an unlawful detainer. They are usually heard in 30 to 60 days, at least when I did them. If the other party shows up to court, mine didn't, you get a default judgement, and its sent over to the sheriff's office, which usually notifies them they have so many days to get out or they will put them out. In one of my cases, I was putting out an LEO, and they gave him plenty of professional courtesy.
Then you have to take them back to court to sue for any damages over and above what your security deposit covered. And try to collect the judgement on the unlawful detainer. I have 2 out there, uncollected. Can't serve the people. One guy, the LEO, I served his bank, but because he got federal $, I wasn't allowed to take any of it. Go figure.
Its a completely rigged system.
