People invested in "land" can't seem to get their heads around the concept of a "return on investment"

$1, $10 or $10 million dollars invested at a less than 5% per annual return is also known as losing your ass. You'll be lucky to ever see 7% on average on land/timber if you are holding it. Around 7% for the average landowner is as good as it gets.

Anyone telling you it returns more than that is lying to you. I have thousands of acres and 50 years of internal data in Alabama to pull from. It's right here on my computer screen.

Timber has been a terrible investment over the last 20 years. Like many other industries that ship has sailed fellas.


No government employees were harmed in the making of this mess.

See, this is a prime example of a path to take or not take, I chose not to. People of this type mindset put a price on everything, “return” and “resale value” is a priority for their life. “Life” is my investment priority, they can’t grasp dat.

When I buy a chunk of dirt, its for keeps, return on investment cannot be measured monetarily.

After profiling individuals its really equated this way, after a long cold day’s hunt and skinning a deer, would you rather run up to town for some fries or cut your own potatoes, throw them in the grease whilst you sip good whiskey. Nuthin like Camp fries 🤣😂🤣😂

I agree with Goatkiller and Loco.

I have have recreational land ( hunting land, lake property, etc.) And I have investment real estate (Commercial real estate). They are not the same.
