Oh… it’s coming. I can remember $2 per acre lease then some deep pockets came in from Florida and lease LS went to $10 an acre and the were baiting like crazy. I think they kept the place for about 5 yrs. The heat got too hot and the left feeders and everything. Actually I think they had moved enough drugs through and figured it was time to migrate out. But the damage had already been done and leases were on their way up to never come back down.

Almost all the big timber companies are currently in the process of doing what they call "adjusting to market". When your actual lease renewals come up, they will bump you a good bit but if you're currently in the middle of a 3 or 5 yr lease that already spells out annual percentage increases, they cannot do anything with it until it expires. Trust me it is coming. Once local landowners find out how much the timber companies are charging and more importantly getting, they'll start bringing theirs up too. It is a vicious cycle. The one in our area that started the run up this time, was Rayonier. They got $20+/acre on a couple smaller tracts where the market was well established at $10-$11/acre and that started the "adjust to market" gold rush that is now being seen in the south central blackbelt. It would quickly stop and adjust back, except for the fact that every lease that hits the market, even at the higher prices, gets swept up and inked up on the first phone call or within 8 hrs of it being listed.

This is what happened to us. The so called adjustment. Rayonier sold some of their land to RMS so we have 2 lessors now, I like one a lot more than the other. rofl

If any of you are leasing and need hunting lease liability insurance, or want additional protection beyond the "free" insurance the timber company gives you (meant mainly to protect them not you), take a look at what I'm offering as I will probably save you money especially on larger tracts. Read your free timber company policy and compare cost and coverage. About $248 will cover up to 2000 acres in multiple states and landowners compared to almost $400 you would pay on 2000 acres in AL from the 4 letter company's program. They'll charge more than $400 for 2000 acre lease insurance if the property is in FL. Their insurance prices are different from one state to another. My carrier charges the same flat fee up to 2000 acres in 50 states for a master policy from 8/1/2024-8/1/2025. Compare the coverage.

It’s just a good value and I make a small commission off the premium. It’s great for the person leasing large tracts or tracts in multiple states. So if you lease up to 2000 acres in AL, FL IL, AR and KS, maybe deer and duck leases, you’re going to pay about $248 total with fees and taxes. You just list your landowners and the acreage. And if you’re under 2000 acres, say 1700 in AL for example, and someone offers you an extra 275 acres for waterfowl hunting in AR, you just email me the details and I have the policy endorsed.
