If your looking to sale some just make up a ridiculous number and put that on it. If your looking to buy see my 1st comment. Everything in North AL and Southern TN has more than doubled in the past 10 years. It seems my dream of having my own 5-10 acre cabin place is all but dead because of this

Rusty Rich at Integra in Birmingham has a guy in his office that enjoys doing rural land work. Scatt Allen, with Tillman Allen and Sizemore (Gadsden) would be a good one to call. If neither of them want it, at least they could probably point you in the right direction.

Well if your land was in Florida I could take care of it. Spent a little over 30 years appraising real property for litigation. What’s the purpose of the appraisal and what kind of property? It makes a difference. Family farm. Me and the wife own some land, some of her family owns some. They’ve came to a number that they would supposedly agree to sell me their property which would put our owned total to 700acres. I just wanted it for my own mind. Of course, if I go through Farm credit, they’ll help with any of this stuff I’m sure. It was appraised 3 years ago, but I know things could have changed in those 3 years- and I don’t know if an appraisal 3 years old could be used for anything useful now or not. FWIW, I wouldn’t sell the property for 5x what it previously appraised for, so I don’t really care what it appraises for as long as it would meet any requirements I need in the event of a loan. Which I’m sure it wouldn’t have a problem doing. Theres potential for a large timber harvest, and some other things that I have to work through and run rough numbers before farm credit though. Just getting some ducks, somewhat, in a row.

Federal regs are going to require an appraisal done for the bank/lending agency, not the borrower. You might want to get on board with your lender early, work through the process with them. They can't use an appraisal done for the borrower. I was a fee appraiser for 30+years, and have been doing reviews for a regional bank for the past twelve.
