A friend of mind just purchased 40 acres of 15 year old pines and thinking of thinning it. Does anyone know what the value of timber has been going for

It’s poor and he is likely going to have to couple his sale with a nearby or adjoining larger tract. Just not enough to be worth it on its own

In our area you won’t move 40 acres of pine pulp with a substantially larger sale to go with it. It’s still bringing $1-$1.50/ton to the landowner in NW AL.

In my area would be $5 a ton for landowner. 28 ton a load =$140 a load for landowner . Usually get 2 to 3 loads taken out an acre on first thinning = $280 an acre . Total maybe $10k to 12k but not any more than that . Lots of variation in how thick stand u got . How far to mill that will take ur wood . Some loggers only pay $1-4 a ton. Here we are close to pca mill and most pay $5 a ton. Another problem mills got quotas even though it winter time . Like someone said good luck getting someone thin small tract like 40 acres unless it’s a small crew . That at most 100-120 loads total . Some crews get that in a week.

This is good information, except for the volume that will potentially be harvested from a first thinning.
Generally, a typical first thinning will only yield 30-50 tons/acre.

He’s going to be lucky to get it thinned for free. I know people first hand that have given the pulp away for free just to free up the basal rate/acre for better saw timber.

Glad I am where I am too. Never got less than $11/ton and last cut was $22 /ton, but that was a total fluke and will most likely never happen again and that was a clear cut. Should have cut every acre I own two years ago because what I did cut ended up right at $4,000/ac.

He probably has a decent grasp of a new landowner buying a small to medium size tract in North AL. That’s why location is the most important factor in this equation. I usually just scroll right by his stuff anyway. I can see the “smokestacks” of 2 mills from my house and drive to 10 in less than an hour.

Even so. A couple of thousand dollars isn't ground breaking when you're talking about a $100k property. It's less than either realtor made on the transaction. There's just not a lot of money in thinning in most areas. Especially for a small tract of that size.

Depends on how far it is to the mill. They get xx per ton to cut and load and then xx per mile to haul. Considerably more than the timber owner when it’s pulpwood.
