He’s going to be lucky to get it thinned for free. I know people first hand that have given the pulp away for free just to free up the basal rate/acre for better saw timber.

Even so. A couple of thousand dollars isn't ground breaking when you're talking about a $100k property. It's less than either realtor made on the transaction. There's just not a lot of money in thinning in most areas. Especially for a small tract of that size.
