I was curious about using 4 wheelers to get around on the property
I know it said you cannot modify or make new roads however it’s a
lot of property to cover without being able to move around in it. I
would not be cutting any trees.
Also there is a fair amount of tornado damage that has opened the canopy.
Can I rake and plant in those areas?
Sorry if these questions are dumb. I am new to the property lease scene.
Thanks in advance for any advice you guys can give me and thanks for
letting me be part of this group.

Timber companies are all different, with different rules. Some will allow what you're suggesting, some will not.

Impossible to answer your questions until you can see which specific company's rules you're talking about.

Usually, driving a four wheeler through the woods is fine. Just don’t cut any pines. Usually, planting a food plot in and opening, log landing, road, or any other place is fine, just don’t cut any pines.

I lease from Hancock/Manulife and they have a lot of rules and you can see them on their website.

We’re RMS. Any new plots are supposed to be approved by them. They allow ATV/UTV riding.

I work for large timber company . Lots rules in lease u need to read to be sure your particular lease says . Generally you can ride four wheelers anywhere u want . Most require permission to plant plots . Some don’t want you putting up cable gates because some kid on wheeler ran thru one a got hurt sometime in past and sued them. Some don’t want you putting up stands where u requires to drive nails into THEIR trees . Our companys does send letters 18 months in advance warning lease holder where it’s gonna be cut . Sometimes the market over rides that an we show up and cut without notice . It’s not really a big deal leasing . Very rarely companies will cut ties with lease holder for bad behavior. Only one i know is someone turned bunch hogs loose on company land . Most leases have bunch junk just to keep them out trouble that u have to sign. But the reality of it all it they just want your MONEY !! . An if u don’t lease it someone else will. Hope this helps .

My timber company responds by email. My neighbor also the timber guy. Usually can plant logging ramps - dont cut trees. But i ask em

Nobody prob will get n a tiff if u drive thru woods on 4 wheeler if u not hurting trees
